Structural Alterations & Internal Reconfiguration

Removing a wall, forming an opening or reconfiguring the layout of your home? EvoHome Improvements is an independent consultancy. We help you understand what is structural, what approvals are required, and coordinate comparable written quotations from vetted independent contractors and structural professionals across Hampshire and the wider South of England.

Internal reconfiguration is one of the highest-value improvements available to a homeowner, because it changes how the house is used without changing its footprint. It is also the area where the difference between a competent contractor and an unsuitable one is least visible until something has gone wrong. ## Is the wall load bearing?

A wall may carry floor joists, a roof, another wall above, or lateral restraint for the building, and none of that is reliably visible from inside the room. The correct answer comes from a structural engineer, who will inspect, calculate the loads and specify the beam, its bearings and any padstones. No responsible contractor removes a wall on the basis of a tap test.

## Approvals and notification Removing or altering a load-bearing element is notifiable work under the Building Regulations, and Building Control will inspect at defined stages. Planning permission is not usually required for internal work, but it can be for listed buildings, and conservation-area consent can be triggered where external fabric is affected.

Where the wall is shared with a neighbour, the Party Wall etc. Act 1996 applies and notices must be served. ## Temporary support and sequencing The risk in this work sits in the temporary condition, not the finished one. Acrow props, needles and strongboys must be designed and positioned properly, loads must be transferred to something capable of carrying them, and the beam must be installed and bearing before the temporary support comes out.

A quotation that does not mention temporary support has not thought the job through. ## What changes once the wall has gone Open-plan space behaves differently. Heat moves, sound carries, and radiator positions that suited two small rooms rarely suit one large one. Fire safety also changes where the alteration affects the escape route from upper floors, particularly in three-storey houses and where a staircase now opens directly into a living space.

Ceiling levels, floor levels and flooring transitions between the two former rooms need designing rather than discovering. ## Common alterations Typical projects include knocking a kitchen and dining room together, forming a wide opening rather than a full removal, relocating or reversing a staircase, converting a garage into habitable space, forming an ensuite, and squaring off awkward layouts left by earlier extensions.

Each has a different structural and services implication. ## Comparing quotations Compare the structural specification, temporary support, beam supply and fire protection to the steel, making good, Building Control fees and inspections,…
